If you are planning exterior home alterations, please complete the architecture change request form, providing details of your project. You will receive an email confirmation that the form has been received. Approval from the HOA board is needed for any exterior alteration or addition to your home or lot, including painting and new roofing. If you are repainting or re-roofing your home using the same color, no approval is necessary.
Note: No architectural requests will be approved until all HOA dues are up to date.
TCEHOA Architectural Change Request Form
Please use this form to submit your request for an architectural change to your home / property. The Architectural Liaison of the TCEHOA Board will review your request with the Board. The Board has 30 days to complete the request.
Note that for some projects a permit and inspection by the Town may be required.
Should the Architectural Committee deny your request, you may appeal to your Board of Directors in writing. Submit your appeal to the Architectural Chair so it can be reviewed at the next scheduled Board meeting.
When our homes were built in the mid-1980’s, accordion plastic pipes that carry water away from gutter downspouts were installed and buried. The maintenance of these pipes is the responsibility of each homeowner, not our collective HOA. Sometimes our home’s pipes can become clogged, from small animals building nests, or from tree roots breaking into the plastic. One way to tell if there’s an issue is by tapping on the metal downspout. A hollow sound is good. A dead sound suggests the pipe may no longer be carrying water efficiently away from the house.
There are contractors who specialize in such issues. Some of them use cameras or even small robots to traverse the length of a gutter and connecting pipe to inspect its condition. One of your neighboring homeowners spent about $300 for that service in 2013. Another had all of their home’s accordion pipes rerouted and replaced with hard plastic pipes at a cost of about $1,200 (in 2009). The hard plastic pipes can be more durable than the original accordion, and can be “snaked” if any blockage problems emerge. Accordion pipes can’t be “snaked.”
It goes without saying that the maintenance of our gutters and the attached piping is important to the value and stability of each of our homes, helping to prevent moisture damage and erosion to the foundation.
